  • CELINA IN A SEASON OF HURT: A LONG, HONEST LOOK AT WHAT OUR COMMUNITY IS WALKING THROUGH

I’ve lived in Celina for more than three decades, long before the traffic lights, the growth, and the thousands of new rooftops. Back when half the town showed up for Friday night football, and you knew every single person in the stands. Back when kids rode their bikes all over town, and everyone waved because we all knew each other by name. Celina has always been a place built on trust — trust in our neighbors, trust in our schools, trust in our coaches, trust in our leaders. That’s part of what made this town so special, even as it grew: we believed in one another. And that’s why the situation unfolding right now — the allegations involving Caleb Elliott, the questions surrounding his father Bill Elliott, and the lawsuits now facing Celina ISD — has cut so deeply into the heart of this community. This isn’t just a story in the news. This isn’t something happening “out there." This is home. These are our kids. T his is our school district. These are faces we recognize — people we’ve cheered for, worked beside, trusted for years. And it hurts. A COMMUNITY TRYING TO MAKE SENSE OF THE UNTHINKABLE When the first allegations surfaced, many didn’t want to believe it. It’s human nature — especially in a place like Celina, where we hold our leaders, coaches, and educators in such high regard. But as more information came out, as lawsuits were filed, as victims spoke, something shifted in town. Conversations at the coffee shops turned quieter.Parents at practices exchanged glances, whispers.People who have lived here their entire lives said, “This doesn’t feel like the Celina I know.” And that’s the hardest part:This situation wasn’t just shocking — it was disorienting. Whether people personally knew the individuals involved or not, everyone felt the disturbance ripple through the community: Anger Sadness Betrayal Fear Confusion A deep need for accountability Parents began asking hard questions — the kind no community ever wants to ask: “How did this happen?” “Who knew what, and when?” “What safeguards failed?” “Are my kids safe?” “Will this happen again?” Those are not small questions. And they deserve real answers. WHAT HAPPENS NEXT? LOOKING AT SIMILAR CASES ACROSS THE COUNTRY While every situation is unique, this isn’t the first time a school district in America has faced allegations this serious. Looking at similar cases, we tend to see several common outcomes: 1. Independent investigations Most districts bring in an outside firm to do a full review of policies, reporting procedures, and administrative decisions. Celina may do the same. 2. Significant policy changes This can include: New mandatory reporting policies Stronger abuse-prevention procedures Training for staff, coaches, and volunteers Additional oversight roles or departments 3. Leadership changes (sometimes) In other districts, superintendent or administrative adjustments occur — sometimes voluntarily, sometimes as part of community pressure. 4. Civil settlements Depending on the lawsuits, districts may face large settlements. That impacts budgets, tax rates, and future planning. 5. Community healing efforts Support groups, district-town halls, counseling resources, church outreach, and parent-led groups normally emerge to help the town move forward. 6. Restoring trust — the longest process of all Policies can change instantly, but rebuilding a reputation often takes years. The hardest but most important truth: There is no quick fix. But there is  a way forward. HOW THIS AFFECTS CELINA — EMOTIONALLY, PRACTICALLY, AND CULTURALLY This isn’t just a school story. It’s a Celina story . Emotionally People are grieving — yes, grieving . Grieving the image of a town they thought they understood. Grieving trust.Grieving innocence in some ways. Practically Families are watching the district more closely than ever. Some are considering transferring. Others are stepping up involvement. People want transparency, accountability, and reassurance. Culturally For a town built on Friday night lights, school pride, and community tradition, this touches a sacred place. It challenges who we believe we are. But here’s what’s important: This situation DOES NOT define Celina. It does not define our kids. It does not define the teachers who give their all. It does not define the thousands of families who love and invest in this community. It is a chapter — a hard one — but not the whole book. BUT CELINA ALSO HAS SOMETHING MANY TOWNS DON’T HAVE: A RELENTLESS COMMUNITY SPIRIT You don’t live in Celina for 30+ years without seeing hard times. And you also don’t live here that long without witnessing this town come together in incredible ways. When someone is hurting, people show up with food, money, support, prayers, and presence. When tragedy hits, we rally around each other. When something threatens our kids, we circle the wagons even tighter. This situation is no different. Pain brings clarity. Confusion brings conversations. Shock brings change. And Celina will change. Celina will  learn. Celina will  grow. Celina will  demand accountability where needed. And Celina will  emerge stronger. I believe that wholeheartedly. THE ROAD AHEAD: SLOW, HONEST, BUT FULL OF HOPE This isn’t one of those situations where you slap a quote on it and expect everything to feel better. This will take time — not days or weeks, but months and maybe years. But I believe: Families will stay engaged. The district will respond and evolve. Policies will improve. Leadership will listen. Parents will unite. Victims will find justice and healing. The community will regain trust. And eventually…you’ll feel that feeling again — that sense of pride when you drive past the stadium, the schools, the square, the historical streets, the neighborhoods full of families who moved here because of our values. That pride is still there. It’s just under a weight right now. But it will rise again. Because this is Celina. And I’ve lived here long enough to know one thing beyond any doubt: We are stronger than the hardest things we face — and we always come out better on the other side. We’ll get through this. Together.

  • Aegis Public Adjusting Group — Protecting Texas Homeowners and Businesses

When storms roll through North Texas, most homeowners assume their insurance company will step in and make things right. Unfortunately, that’s not always how it goes. That’s where Aegis Public Adjusting Group , owned by Robert and Matthew Poage , comes in to protect policyholders and make sure they receive the settlements they truly deserve. What Is a Public Adjuster — and Why You Might Need One A Public Adjuster is a state-licensed, independent professional  who represents the policyholder  — not the insurance company — during the claims process. While insurance company adjusters are obligated to serve their employer’s interests, Aegis represents you , the homeowner or business owner, to ensure every detail of your policy is honored fairly. The benefits of hiring a public adjuster are clear: Time savings  – Aegis handles all the paperwork, documentation, and negotiation so you don’t have to. Policy expertise  – Insurance contracts can be confusing; Aegis reads the fine print and makes sure you get the coverage you’ve paid for. Protection of your rights  – They understand Texas insurance laws and ensure every claim is processed lawfully and timely. Better results  – Studies show that using a Public Adjuster can increase your claim settlement by as much as 170 percent on average. And even if you’ve already started your claim, Aegis can step in at any time  to relieve the stress and help secure a proper settlement. How Experience Led to Advocacy Before founding Aegis Public Adjusting Group in 2023, Robert and Matthew operated a successful construction company specializing in storm restoration. Through that work, they saw first-hand how incomplete insurance scopes and slow responses left clients frustrated and underpaid. That experience inspired them to take the next step — becoming licensed Public Adjusters — so they could advocate directly for policyholders. As Matthew Poage explains, “As contractors, we could talk about scope and cost; as adjusters, we can fight for fair coverage, fair pricing, and peace of mind.” Serving All of Texas — With Plans to Grow Aegis Public Adjusting Group is licensed throughout the State of Texas  and already planning to expand into additional states soon. • Courage and Community: Celina Holds Candlelight Vigil for Charlie Kirk

On Sunday evening, September 14, 2025, the downtown square in Celina, Texas was bathed in candlelight and prayer as residents gathered to remember Charlie Kirk, the founder of Turning Point USA. Kirk, a prominent speaker on college campuses and outspoken Christian, was assassinated in Utah just four days earlier. In a video message recorded before his death, he said that if he were remembered for anything, he hoped it would be courage and faith. Those two themes guided Celina’s response. A grassroots gathering The vigil was not a city‑sponsored event. According to community organizers, neighbors, friends and families came together to plan the gathering at the square, which began at 6 p.m. They invited everyone to wear orange—a nod to the Celina Bobcats—and asked attendees to avoid blocking streets so the square remained open. The organizers emphasized that there would be a few speakers, but the evening was meant to be a family‑oriented time of love and remembrance. Residents were encouraged to share the invitation with church groups, sports teams and homeowners associations so that the entire community could participate. Honouring Charlie Kirk’s legacy Those attending the vigil knew Kirk primarily as a dynamic Christian voice. He founded Turning Point USA while still a teenager and spent the next decade speaking on university campuses about faith, free speech and personal responsibility. At the Celina gathering, Collin County Sheriff Jim Skinner reminded the crowd that Kirk was loved “not only for what he opposed, but for what he stood for”—his belief in limited government, free speech and personal responsibility. Skinner told attendees that, although they were united in grief, they were also united in gratitude for Kirk’s life. He noted that Kirk once said he wanted to be remembered for courage and for his faith, a remark that drew nods and “amens” from the crowd. Skinner thanked the Celina Police Department and his deputies for keeping the event safe and called on the community to continue showing kindness, compassion and unity. Former Dallas Cowboy and legendary Hall of Fame member Randy White took to the stage to deliver some heartfelt comments about Charlie and how he was able to reach out to the younger generation and how important and everlasting that impact will be. Celina Mayor Ryan Tubbs was joined on stage by city council members Brandon Grumbles, Philip Ferguson and Wendie Wigginton, along with state Representative Matt Shaheen. Tubbs reminded attendees that Kirk’s faith guided his thought and politics. He called Kirk an intelligent debater, organizer and, most importantly, a fellow believer in Christ. Tubbs prayed for protection and guidance over the nation’s families, schools and God‑given rights, then quoted Kirk’s own declaration of hope: “Jesus defeated death so that you can live.” Shaheen later posted a photo from the event with the caption “Bold witnesses for Jesus Christ” and encouraged followers to carry Kirk’s commitment to truth and faith forward. An outpouring of support As the sun set, hundreds of Celina residents and visitors filled the square with candles, hymns and prayers. Many held signs thanking Kirk for his advocacy, while others clutched Bibles or joined hands in circles of prayer. Children sat on their parents’ shoulders to see the speakers; teenagers hugged one another and cried; older couples quietly sang “Goodness of God.” The mood was solemn yet hopeful. Sheriff Skinner’s office later posted that he was grateful “for every person who attended, every prayer lifted, and every memory shared,” noting that the community stood strong together to honor Charlie’s life and legacy. The vigil’s grassroots nature underscored the impact Kirk had on everyday people. Organizers reminded everyone that the gathering was a time to show love and respect and that Celina’s Bobcat heart would remain strong. By the end of the night, many attendees left inspired to live out the same courage and faith that Kirk exemplified. In a small Texas town, under a late‑summer sky, the community responded to tragedy with unity, worship and hope—reflecting exactly how Charlie Kirk said he wanted to be remembered.

  • A Game-Changer for Downtown Celina: The New Parking Garage

Downtown Celina Parking Garage By Ron Lyons, Celina Real Estate Professional & Founder of The Best of Celina The Downtown Celina Parking Garage Is Coming! If you’ve spent any time on the downtown square in Celina, Texas , you already know one of our community’s biggest challenges: parking. On weekends, special events, or even busy weeknights, the square fills quickly. Many of us have circled the block more times than we’d like to admit, hoping for that one spot to open up. As a Realtor who has lived and worked in Celina for decades, I can tell you firsthand: parking has been a limiting factor in downtown’s growth. Now, change is on the horizon. The City of Celina has officially broken ground on a new four-story parking garage , the first phase of the ambitious Downtown Center project. This isn’t just another construction project—it’s a turning point for how our city manages growth and supports the heart of our community. What’s Being Built The garage will rise near Pecan Street and Arizona Drive , just steps from the historic square. When complete, it will feature: Four levels of parking with nearly 400 spaces  (about 25,202 sq ft) Oversized stalls on the first floor  for larger trucks—because Celina drivers don’t all roll in compact cars Conduits for future EV chargers  (chargers to be installed later) An off-site library book drop  for convenience Masonry exterior  designed to complement the historic charm of the square An elevator lobby  lined up with the future Downtown Center atrium This garage isn’t just functional—it’s intentionally designed to blend with downtown’s aesthetic and prepare for future needs. Who’s Building It The City of Celina selected Swinerton  as the construction manager-at-risk. Their track record includes large, community-focused projects across Texas, and they’ve already mobilized crews downtown. Recent progress updates show structural steel in place, mechanical/electrical/plumbing trades working, elevator installation underway, and brickwork being added to the east side.  The City has consistently reported that the project remains on schedule. The Price Tag and How It’s Funded Here’s where it gets especially interesting: The guaranteed maximum price  for the garage is $19.3 million , approved in September 2024. The garage is part of the larger Downtown Center program , which carries a total budget of $94 million . Funding sources include: $73M in bonds $3M in non-bond city funds $4M in park funds $1.5M in art funds $12.5M in 2025 bond funds According to City Manager Robert Ranc , the city is financing through Certificates of Obligation (CO) bonds . In his words: “We funded it through Certificate of Obligation bonds, and $94 million is the budget.” Why It Matters for Downtown Growth From my perspective as both a Celina business owner and real estate professional, parking has long been a pain point. I’ve spoken with potential investors and entrepreneurs who love the idea of opening a shop or restaurant downtown—but hesitate because customers might not find a place to park. This garage could change that. Accessibility:  With nearly 400 new spaces, visitors will have a much easier time spending an afternoon or evening downtown. Event relief:  From Cajun Fest to Homecoming parades, downtown events bring thousands of people. Parking often pushes guests far beyond walkable distances. This project will ease that burden. Business growth:  More reliable parking means more people willing to stay and shop, dine, and enjoy the square. The Downtown Center Connection The parking garage is just the first step  in a much larger plan. The 115,245 sq ft Downtown Center  will eventually house: A new, larger Celina Public Library City offices Rooftop community space  with skyline views A garden-like reimagined alley  to connect spaces The garage ensures that by the time the Downtown Center opens, the infrastructure is ready to support it. What City Leaders Are Saying A few highlights from recent meetings and announcements: Mayor Ryan Tubbs:   “The new parking garage and Downtown Center are critical components of our long-term vision for downtown Celina… These facilities will meet the needs of our rapidly growing community and create a thriving activity hub.” Mayor Tubbs (on finishes):   “This is a 50–100-year building… I hate to have such a big beautiful building and then cheap out on the finishes.” Assistant City Manager Kim Brawner:  Emphasized features like oversized truck stalls, EV readiness, and the library drop-off during the council meeting. Timeline Groundbreaking:  October 15, 2024 Target opening:  October 2025 As of the most recent updates, construction is progressing on schedule . What This Means for Celina Real Estate As someone who helps people buy, sell, and invest in Celina real estate, I can’t overstate how important this project is. Strong downtown infrastructure drives value across the city. When the core thrives, the surrounding neighborhoods, businesses, and property values follow. This parking garage—while not glamorous in itself—represents Celina’s commitment to sustainable growth.  It tells prospective residents, business owners, and investors: We’re building for the future. For those of us who have watched Celina grow from a small town to one of the fastest-growing cities in Texas, this is more than concrete and steel. It’s a statement about who we are and where we’re going. Final Thoughts The new downtown parking garage  is a vital piece of Celina’s puzzle. It tackles a real challenge—parking—that has frustrated residents and limited growth. By tying it directly into the Downtown Center , the city is ensuring that Celina’s downtown square continues to thrive as both a destination and the heartbeat of our community. As always, I’ll keep sharing updates through The Best of Celina  and my real estate blog . Because in Celina, every new development isn’t just about buildings—it’s about the future we’re creating together. — Ron LyonsCelina Real Estate Professional | Founder, The Best of Celina Ron@TheBestOfCelina.com 214-783-5440

  • In Uncertain Times, Opportunity Often Looks Like an Older Home

By Ron Lyons, Realtor In today's real estate market, the conversation is shifting—and understandably so. As we continue to emerge from the ripples of economic uncertainty, I’ve noticed a trend across Prosper and Celina: buyers are gravitating toward new construction homes . Builder incentives, fresh finishes, and peace-of-mind warranties are understandably appealing when confidence in the broader economy feels shaky. And while I’ll be the first to say that builder homes have their place, I’d also urge buyers to take a second look—at something older, quieter, and potentially much smarter. You see, this current preference for brand-new construction is creating a very real opportunity —one that savvy buyers shouldn’t overlook. Homes in established neighborhoods , many of which were built 10 to 20 years ago or more, are not only sitting longer on the market, but they’re often priced more aggressively . Some may need a little updating—a bathroom refresh, new flooring, or a fresh coat of paint—but they come with something new builds often can’t offer: real value . In many cases, these homes are in communities with mature trees, finished landscaping, larger lots, and a sense of character that takes decades to develop . They’re often closer to town centers, schools, or parks. More importantly, these neighborhoods have already proven their appeal—values have held, families have stayed, and demand often resurfaces quickly when market momentum shifts. Right now, I believe we’re in a temporary pricing dip  when it comes to preowned homes. The pendulum has swung toward builder homes, and as it often does, it will eventually swing back. And when it does, buyers who got into established homes at today’s prices  will likely find themselves in a strong equity position—possibly much faster than they expected. As a Realtor with more than two decades in this business, I’ve learned that opportunity rarely announces itself with flashing lights . It often shows up as a home that needs a little cosmetic love, or a listing that’s been sitting too long simply because it isn’t “new.” Here in Prosper and Celina , we’re watching our communities grow at an incredible pace. That growth will eventually increase demand not just for new homes, but for well-located preowned homes in neighborhoods that already have heart and history . Today’s uncertainty is tomorrow’s window of opportunity. So yes, builder homes are great. But if you’re serious about maximizing value and building long-term equity, don’t overlook the charm—and the strategic value—of an older home. My advice? Work with a local expert who knows where these opportunities exist, and how to evaluate them not just for today—but for where these neighborhoods are going tomorrow. After all, real estate isn’t just about the now. It’s about seeing what others don’t—and investing accordingly. Ron Lyons Down Town Celina Specialist 214-783-5440 Ron@RonLyons.com

  • The Town That Grew Up Overnight: How Celina, Texas Became DFW’s Most Watched Small Town

It wasn’t long ago that Celina, Texas was a quiet dot on the map—just a farm town north of Frisco with dirt roads, wide-open land, and Friday night football pride. But things have changed. Today, Celina is one of the fastest-growing cities in North Texas , grabbing the attention of families, investors, and city planners alike. Unlike other boomtowns, though, Celina is doing something rare— growing with purpose. 🚀 Boomtown by the Numbers Celina’s population is projected to skyrocket to over 160,000 residents within the next 25 years , up from just 8,000 in 2010. That growth rate places Celina near the top among Texas cities. So, what’s fueling the boom? Prime Location  – Just north of Frisco with easy access to major highways Abundant Land  – Tens of thousands of undeveloped acres Smart Leadership  – A city committed to preserving charm while welcoming change 🏘️ Beyond the Suburb Template Yes, Celina is home to stunning master-planned communities like Light Farms , Mustang Lakes , and Cambridge Crossing . But that’s not the full story. Celina stands out because it offers more than homes—it offers identity . Strolling the historic downtown Square, cheering on the Celina Bobcats, or joining the crowd at Cajun Fest makes you feel part of something real . 💡 Growth with a Soul While other towns chase size, Celina focuses on substance . With its Downtown Master Plan  and Vision 2040 Plan , city leaders are thinking decades ahead, ensuring growth doesn't erase history—it elevates  it. Restaurants, boutiques, and homegrown businesses are thriving—not in spite of the boom, but because of how intentional  the city has been in building infrastructure, zoning, and public spaces. 🛍️ A Town Square That Stays True Celina’s Square is becoming a destination in its own right. It’s where local entrepreneurs are thriving and neighbors gather year-round for live music, food festivals, and family-friendly events. Whether you're sipping local coffee or shopping for unique gifts, the Square embodies what sets Celina apart: small-town authenticity in a region full of sameness. 🏈 Bobcats Forever Football is more than a sport here—it’s a cultural pillar. With eight state championships  and one of the most loyal fan bases in Texas, the Celina Bobcats  unite longtime residents and newcomers alike. On Friday nights, the whole town still shows up. And that says something. 🏙️ Why Everyone’s Watching Celina Celina is now on the radar of developers, city planners, and families from across the state. Not because it’s the biggest—but because it’s doing something bold : growing fast without losing its soul . As North Texas expands, Celina is setting the gold standard for how a small town can embrace progress while holding onto tradition. And that’s exactly why Celina, Texas is the most watched small town in DFW.

  • Celina Is Already Great. But It's Time to Lead It Toward Even Better.

Celina, Texas. It's more than just a city on the map — it's home. And if you've lived here for any amount of time, you already know what makes it special. It’s the small-town values, the front porch waves, the way neighbors show up without being asked, and the deep, shared pride that unites us in faith, family, and community. I've been proud to call Celina home for the past 32 years, and in that time, I've seen our town from every angle — from the sidewalks of downtown to the back rooms of city politics. I’ve seen its best moments, and unfortunately, some of its worst. That’s why I created the "Make Celina Great Again" cap. Not to say Celina isn’t already great — because it is. But we also can’t ignore the growing political division that threatens the very values we all claim to stand for. The cap isn't about sides. It’s about putting Celina first . Every penny of profit from the hats is being donated to Helping Hands of Celina  because that’s the kind of unity and neighborly support we should all be focused on. Three years ago, one group in our community engaged in some heavy-handed political tactics. I strongly opposed them then because I believed their actions were not aligned with proper leadership values. I also knew that their actions would serve to divide our community. But to their credit, that group has since shown significant change. They’ve pulled back from the brink, become more constructive, and have integrated better with the broader Celina community. That’s a win for all of us. However, in a disappointing twist, the group I have long supported just took a page out of the same old political playbook. In the final council meeting before this year's election, two council members moved to censure  a sitting council member who just so happens to be running for reelection. While I fully support their right to bring forward that motion if they believe it’s warranted, the timing was wrong . Doing it at the last meeting before the election smacks of political theater, not leadership. It appears to be a calculated move to sway public opinion in favor of their candidate. And frankly, that’s not the Celina I believe in. What the "Make Celina Great Again" cap represents is a new direction . I’m done playing sides. I’m leading the charge to dissolve the barriers between these two political factions — to eliminate the agendas, retribution, and manufactured outrage that keep our city divided. The only way forward is together. Not as two groups locked in constant retaliation, but as one town that remembers why we fell in love with Celina in the first place. Let this also serve as a notice to those still playing games behind the scenes. I have a platform — including my podcast, my Facebook group, and a very large network of likeminded business owners and community leaders who are fed up with the endless power plays. If either group or elected individuals within those groups continue to put their egos and vendettas ahead of their responsibility to lead Celina with honor, unity, and vision, I will not hesitate to use that platform to hold them accountable in a very public and relentless way. If you love Celina and work hard to make it the best it can be, I will be your strongest ally and work along side you. However, if you choose instead to serve yourself and foster the group versus group mentality, I will be your greatest obstacle. We didn’t elect you to feud. We elected you to lead and unify. So yes, Celina is already great, that goes without saying. But there is real room for improvement  when it comes to our leadership, our political culture, and these two small circles of influence that have spent too much time trying to outmaneuver each other instead of uplifting the city. Let’s put an end to the drama. Let’s put Celina first. And let’s actually mean it. https://www.thebestofcelina.com/product-page/the-celina-comeback-cap
