By Ron Lyons, Realtor In today's real estate market, the conversation is shifting—and understandably so. As we continue to emerge from the ripples of economic uncertainty, I’ve noticed a trend across Prosper and Celina: buyers are gravitating toward new construction homes . Builder incentives, fresh finishes, and peace-of-mind warranties are understandably appealing when confidence in the broader economy feels shaky. And while I’ll be the first to say that builder homes have their place, I’d also urge buyers to take a second look—at something older, quieter, and potentially much smarter. You see, this current preference for brand-new construction is creating a very real opportunity —one that savvy buyers shouldn’t overlook. Homes in established neighborhoods , many of which were built 10 to 20 years ago or more, are not only sitting longer on the market, but they’re often priced more aggressively . Some may need a little updating—a bathroom refresh, new flooring, or a fresh coat of paint—but they come with something new builds often can’t offer: real value . In many cases, these homes are in communities with mature trees, finished landscaping, larger lots, and a sense of character that takes decades to develop . They’re often closer to town centers, schools, or parks. More importantly, these neighborhoods have already proven their appeal—values have held, families have stayed, and demand often resurfaces quickly when market momentum shifts. Right now, I believe we’re in a temporary pricing dip  when it comes to preowned homes. The pendulum has swung toward builder homes, and as it often does, it will eventually swing back. And when it does, buyers who got into established homes at today’s prices  will likely find themselves in a strong equity position—possibly much faster than they expected. As a Realtor with more than two decades in this business, I’ve learned that opportunity rarely announces itself with flashing lights . It often shows up as a home that needs a little cosmetic love, or a listing that’s been sitting too long simply because it isn’t “new.” Here in Prosper and Celina , we’re watching our communities grow at an incredible pace. That growth will eventually increase demand not just for new homes, but for well-located preowned homes in neighborhoods that already have heart and history . Today’s uncertainty is tomorrow’s window of opportunity. So yes, builder homes are great. But if you’re serious about maximizing value and building long-term equity, don’t overlook the charm—and the strategic value—of an older home. My advice? Work with a local expert who knows where these opportunities exist, and how to evaluate them not just for today—but for where these neighborhoods are going tomorrow. While other kids were riding bikes or hanging out at the mall, I was answering phones, setting appointments, mowing lawns, and helping maintain properties. I quickly learned the value of hard work and how to truly connect with people. Even back then, agents would tell me I’d already “sold” the property over the phone before the clients even arrived. As the business grew, I began working directly with property owners and managing real estate transactions on my own—long before most people even consider entering the field. By my late teens, I was regularly closing multiple transactions every weekend. From leasing and sales to project management, I built a strong foundation that I still rely on today. In the early ‘90s, I stepped into multi-family real estate development, helping convert 180+ apartment units into high-end condos. This project taught me about construction standards, upgrades, and marketing unique property types—a skillset that would serve me well in the future. But I wasn’t finished learning. Driven by a deep desire to serve, I entered law enforcement and became a police officer, graduating as Valedictorian of my academy class. I spent years serving in Celina and Frisco, where I worked in narcotics interdiction, K-9 handling, and supervisory roles. Being a cop taught me more about communication, pressure situations, and negotiation than any classroom ever could. Later, I opened a successful chain of fitness studios in Dallas, helping thousands transform their health and mindset. As a certified Physical Fitness Specialist, I appeared on local and national TV, bringing motivation and results to people from all walks of life. A serious injury eventually brought that chapter to a close—but it led me right back to where I started: real estate. Today, I’m proud to specialize exclusively in Celina, Texas real estate. I live here with my wife, Crystal, at our family ranch, and I’ve developed a deep passion for the growth, community, and character of this incredible town.
